Home auction markets remain in the doldrums with generally low clearance rates, and a surge in listings with the holiday and sports distractions of the past few weeks now concluded. Home auction markets are set to remain subdued over coming weeks ahead of the next RBA interest rate meeting in November. Sydney auction results

Note: Sydney auction clearance rate falls sharply!

Sydney’s auction clearance rate was sharply lower over the past week, falling to a year-to-date low with a significant rise in listings. Sydney recorded a clearance rate of just 52.8% over the past week which was well below the 60.0% recorded over the previous week and again significantly lower than the 76.4% reported over the same week last year.
Auction numbers were significantly higher following the distractions of the previous week’s NRL Grand Final with 807 homes reported listed versus the 521 auctioned over the previous week but again well below the 1189 reported over the same week last year. Sydney recorded a median price of $1,750,000 for houses sold at auction over the past week which was higher than the $1,615,000 recorded over the previous week but 6.8% lower than the $1,878,000 reported over the same week last year. The Inner West recorded the highest regional clearance rate over the past week at 64.1% followed by the City and East at 63.3% and the Lower North at 58.3%. The West reported the lowest clearance rate at 28.6%. The clearance rate for houses was 48.2% with units higher again this week at 61.9%. Note: Melbourne clearance rate steady again.

Melbourne again reported another steady auction clearance rate over the past week with listings remaining relatively subdued. Melbourne recorded a weekly clearance rate of 60.5% which was similar to the 59.5% recorded over the previous week but remained well below the 74.8% reported over the same week last year.
710 homes were reported listed for auction over the past week which was lower than the 714 auctioned over the previous week and again well below the 1188 reported over the same week last year. Melbourne recorded a median price of $1,000,000 for houses sold at auction over the past week which was again higher than the $930,000 reported over the previous week but 5.2% lower than the $1,055,000 reported over the same week last year. Melbourne’s Outer East reported the top regional clearance rate over the past week with 65.8% followed by the South East at 62.5% and the West at 61.4%. The Inner City recorded the lowest regional rate this week at 53.7%. The clearance rate for houses was 58.8% with units higher again this week at 68.0%.
