Surprising Aussie city with the largest houses revealed

Although Australia ranks as the sixth largest country globally, its population density is just 3.3 individuals per square kilometre, making it one of the least densely populated countries in the world.

Despite the vast land area available, the majority of the population clusters along the eastern seaboard and prefers living in smaller properties near major cities.

Nevertheless, residents in the Top End region have the advantage of owning homes with the largest plot sizes among all the major cities in Australia.

The latest data from PropTrack reveals that Darwin has the largest houses of all the capitals, with a median plot size of 823 sqm.

In Darwin, residents can enjoy spacious homes without venturing too far from the central business district since the suburbs with the most extensive plot sizes are only 20 minutes away from the city centre.

Girraween, Virginia, Humpty Doo, and Herbert are the neighbouring suburbs with the most significant homes, with Girraween boasting a median plot size of 20,000 sqm, equivalent to 2 hectares.

In Canberra, the median plot size is slightly smaller than Darwin's, measuring 773 sqm.

However, the suburb of Forrest claims the title of having the largest median plot size, known for its luxurious four-bedroom plus homes that often fetch multi-million dollar price tags.

The median plot size in Forrest is a spacious 1576 sqm.

Not surprisingly, Sydney has the smallest median plot size among the major cities, measuring only 597 sqm.

In the inner-ring suburbs of Sydney, the median plot size for houses varies widely, from a generous 914 sqm in the affluent suburb of East Lindfield to a mere 97 sqm in the tightly-packed terraced streets of Ultimo.

Melbourne had a slightly larger median plot size (601 sqm) than Sydney, but only by an extra four sqm.

Eaglemont has the largest plot size of the inner-ring suburbs, whereas Carlton has the smallest.

Final note...

With increasing populations and diminishing available land, inner-city land has become a premium commodity.

This translates to higher costs for more substantial plots of land closer to the central business district or the need to move further out to areas with lower population densities.
