Is it better to invest in a house or an apartment?
That’s an age-old question, but not one easy to answer.
In fact, a few things have happened over the last few years that have caused investors to increasingly shy away from investing in apartments.
So today, I'm going to discuss this topic with Brett Warren, national director of Metropole, and even if you're not considering investing in an apartment, I hope our general discussion about what makes a good investment property and what to avoid will help you no matter where you are on your investment journey.
Understanding the houses vs. apartments debate
Our chat aims to guide listeners through the complexities of property investment, providing insights that are valuable for both new and experienced investors. We discuss:
- Whether it is better to invest in a house or an apartment, considering the various factors influencing the Australian property market
- The challenges and changes in investor sentiment toward the apartment market
- The impact of COVID-19 on the property market, particularly the shift away from city living
- The role of temporary visas in shaping the future of Australian cities
- The issues in the apartment market, including oversupply and structural defects
- The government's incentivization of a new build-to-rent trend and its implications for prospective investors
- Misconceptions and considerations around property investments, particularly regarding new versus established properties
- Potential maintenance issues that come with new properties and the current state of the market
- Tax benefits and misbeliefs concerning new versus established properties
While market conditions and timing may vary, informed investing will always yield results.

Some of our favorite quotes from the show:
“That's going to mean is now the next round of buildings that are going to be built are going to be built more carefully and be much more expensive.” – Michael Yardney
“It's suggested we're going to have to build one new dwelling for every three dwellings currently existing, and most of those are going to be medium-density and high-density dwellings, so it's going to become a more preferred style of accommodation.” – Michael Yardney
“The way you do one thing is the way you do everything. I mean, if you're late to deadlines at work and don't pay close attention to detail, then chances are these characteristics can be seen in your personal life and your relationships as well.” – Michael Yardney
