Perth's market is highly volatile due to its heavy reliance on the mining sector and a single customer, China. This volatility makes Perth a riskier investment than East Coast cities like Sydney, Melbourne, and Brisbane. Despite Perth's recent performance boom, the market's long-term stability is questionable, especially when East Coast buyers have inflated prices without thorough market knowledge. To answer that, it’s important to understand the concept of opportunity cost and highlight the benefits of leveraging funds for investment, particularly in growth markets like Brisbane. Growing an asset base can potentially offer greater financial security and wealth compared to solely focusing on paying down non-deductible debt.

  1. What are your views on restricting foreign investing in Australia?

While the perception is that foreign buyers significantly affect the market, data suggests they only constitute about 5% of the total buying pool.
