Hi, and welcome to another episode of the Michael Yardney podcast.

This is a very special episode because I’m introducing the new second podcast that I’ll deliver each week with leading demographer Simon Kuestenmacher. Demographic Trends You Cant Ignore With Simon Kuestenmacher

For the last four years, Simon has been one of this podcast's most popular regular guests.

Because we both believe the demographics are going to be one of the main drivers of our property markets, business, and economy moving forward, we are publishing a separate podcast we’re calling Demographics Decoded, where we are going to unravel the trends that will shape the future of your investment decisions, business strategies and organizational planning.

We will unpack the data to unveil the future migration pattern and generation changes, which will impact industries and economies.

While you're hearing the show today on the Michael Yardney podcast, Demographics Decoded has its own channel on all podcast apps and YouTube.

I’m just running the show here on the Michael Yardney podcast to give you a taste of what’s ahead, but please stop for a moment and look for demographics decoded on whichever podcast app you’re currently listening to this show on and subscribe to that show as well.

I will leave a link in the show notes to make it easy.

So on with episode # 1 of the Demographics Decoded Podcast - I hope you enjoy it and please remember to subscribe on your favourite podcast app.

How to profit from the next decade's trends you can't ignore

Simon and I kick off our new weekly podcast series by exploring demographic trends that will shape the next decade.

We talk about trends that will change over the next decade, but also trends that you can expect to see continue as they have.

This episode sets the stage for future discussions on these topics, offering listeners a comprehensive understanding of the forces shaping our economic and social landscape. Population

Anticipated changes in the next decade:

  • The aging population will affect consumer behaviour, workforce dynamics, and aged care demand
  • Retirement of baby boomers will promote flatter organizational structures and flexible work environments
  • Significant wealth transfer from baby boomers to the next generation will impact property markets
  • Urban growth will create challenges in city planning and housing development
  • Evolving household compositions will necessitate housing market adaptations
  • Hybrid work models will influence home design preferences
  • Demand for sustainable housing solutions will increase, particularly in less affluent areas
  • Migration will remain vital for population growth and economic support
  • Job concentration in cities will drive urban density and infrastructure needs
  • Climate-related events may affect insurance costs and availability in certain regions

Trends likely to persist over the next 10 years:

  • Key economic sectors: mining, agriculture, tourism, and international education Population
  • Cyclical economic and property market patterns
  • Media tendency towards negative news coverage
  • High immigration levels contributing to cultural diversity
  • Infrastructure development challenges due to population growth
  • Strong cultural emphasis on homeownership
  • Pessimists will always be with us, but positive thinking will reap more rewards

Thank you for joining us on the first episode of Demographics Decoded.

We hope you found our discussion on demographic trends insightful and thought-provoking.

Some of our favorite quotes from the show:

“Well, I guess it means we're going to be living in more medium and high-density housing, and we're going to have trouble keeping up with the infrastructure and amenities.” – Michael Yardney

“Over the long term,  property values are going to keep increasing, underpinned by more population, but also a wealthy nation.” – Michael Yardney.

Good pod doing qualitative Vs headline quantitative and parsing through NOM capturing students but described as 'immigrants' in media; they have different, yet unsurveyed, housing needs and behaviour.
