Your podcasts in the past have spoken of calculating the ‘land value’ as a percentage of the overall cost when purchasing an investment.
Commentators have spoken of ensuring that the ‘land value’ ideally makes up 50-70% of the overall cost ensuring that you’re paying a lower percentage for bricks and mortar etc.
Can you please advise whether the ‘land value’ portion is calculated off what the ‘valuer general’ lists the value of the land to be or what the ‘market’ dictates the land value to be?
