Should you use a buyer’s agent or DIY?

Looking to buy your next investment property or home?

Purchasing a property usually requires a fair amount of time for research, calculation, and consideration – which some buyers may not necessarily have.

That’s why more and more home buyers and property investors are turning to Buyer’s Agents as purchasers recognize the benefits having their own advocate levelling the playing field for them.

They’re looking for someone who can represent them in a real estate transaction, help negotiate a better deal, and help them achieve your investment goals by researching and hunting down the right properties.

So what is a buyer’s agent?

Buyer’s agents are licensed professionals who specialize in searching, locating, evaluating and negotiating the purchase of property on behalf of buyers.

They do not sell real estate.  They are engaged independently and paid for by the buyer to act on their behalf.

The key difference between a selling agent and buyer’s agent is who they represent as, by law, an agent cannot act for and accept a commission from both parties in the same transaction.

Buyer’s agents offer a number of different service options, ranging from complete searches through to auction bidding and single property reports.

Their aim is to ensure that the purchaser is as fully informed as possible and doesn’t overpay for the property.

Having an experienced advocate on side who is familiar with suburb values and the purchasing process also assists in maintaining objectivity when it comes to negotiating the best possible outcome.

Can’t I just learn as I go along?

While using a buyer’s agent may not always save you money, it can definitely save you heartache and the expensive learning fee many buyers have to pay the market when:

  • They purchase the wrong property and miss out on capital growth, or
  • Have difficulty finding a tenant because they bought a secondary property, or
  • They overpay for their property because they didn’t have access to the right research.

I’ve heard these expensive learning fees some buyers pay the market called a “stupid tax”!

Having a buyer’s agent on your side allows you to leverage someone else’s experience to your advantage and saves you time. It’s too expensive and disheartening learning from your mistakes.

One thing that takes years and years to gain and something that is very difficult to learn is perspective

Let me explain…

If an agent has been buying and selling real estate for 10 or more years in a group of suburbs and they know what sells, what doesn’t and which properties are popular, that’s perspective – and that’s what you should be paying for.

By leveraging their perspective and their years of experience, you can find out things such as which side of the street is worth 15% more than the other side, because it’s got better views; or that one end of the street is closer to the highway and is therefore less valuable.

The macro bit of the research is easy to do – it’s the micro bit (the on the ground knowledge) that is hard to master. And you can’t get that through monitoring property sales on the internet
