In this week’s 2 minute property investment news video- stronger rental returns for landlords.

Capital growth might have been lackluster but landlords are enjoying strong rental growth post-GFC. Landlords who ignored the doom and gloom post GFC might now be enjoying stronger rental returns.

RP Data reports rental rates have increased by 32 per cent across the capital cities since 2007. In fact, rental rates have actually increased at more than double the rate of home values over the past five years.

Units in Sydney have really been great investments for landlords – with rents increasing by 34 per cent. Perth rents have increased by almost 50 per cent since 2007, thanks to the mining boom and an increasing population there.

[sam id=37 codes=’true’]In Brisbane, rental rates have increased by 27 per cent – however, that’s in contrast to home values, which have fallen by three per cent. While rents are rising, the level of overdue repayments on loans tied to prime residential mortgages, continues to fall.

Standard and Poor’s says arrears have fallen by two basis points to 1.31 per cent. Subprime arrears fell by 16 points to 5.57 per cent. It’s the second month to record declines across the prime and subprime sectors, indicating the number of borrowers facing arrears is now easing.

But with the mining boom slowing down, unemployment could perhaps be something to watch out for because the future of Nhulunbuy, in the Northern Territory, is once again in jeopardy.

The Northern Territory government has backed away from an agreement to supply gas to help save the Rio Tinto refinery there and that puts more than 1000 jobs in doubt.

It goes to show once again that mining areas carry some risk. The more remote, the more severe the risk.
